MahaRERA approves 435 housing projects during festive season

The Maharashtra Real Estate Regulatory Authority (MahaRERA) has issued registration numbers to 435 housing projects ahead of Dussehra, paving the way for an estimated investment of Rs 23,719 crore and the construction of 32,981 flats.

The approvals come during the festive season, when developers traditionally launch new housing projects around Dussehra and Diwali. MahaRERA also approved deadline extensions for 210 projects and corrections to 609 existing projects, based on proposals submitted by developers.

According to MahaRERA, its team worked round the clock to process the applications and enable eligible projects to receive approvals in time for Dussehra.

MMR accounts for 201 projects

The Mumbai Metropolitan Region (MMR) accounted for 201 of the 435 newly registered projects. These include 63 projects in Mumbai City and its suburbs, 70 in Thane, 36 in Raigad, 25 in Palghar, five in Ratnagiri and two in Sindhudurg.

Pune recorded 140 new projects, the highest number among the individual regions listed by MahaRERA. The wider Pune region also includes 13 projects in Satara, eight in Kolhapur, and three each in Sangli and Solapur.

In Vidarbha, 32 projects received registration numbers, including 27 in Nagpur, four in Amravati and one in Akola.

The Khandesh region accounted for 24 projects, including 23 in Nashik and one in Ahilya Nagar. Marathwada recorded eight projects, with seven in Sambhaji Nagar and one in Nanded.

In addition, two projects in Dadra and Nagar Haveli and one in Daman received approvals.

Extensions and Corrections for Existing Projects

MahaRERA requires developers to obtain approval before making amendments, alterations or additions to an already registered housing project’s plans. Such applications must be submitted under the regulator’s ‘Corrections’ category.

Developers must also declare a completion date when registering a project. If a project is delayed, the developer is required to seek an extension from MahaRERA.

According to the authority, projects that do not secure an extension are categorised as lapsed, which can affect their progress.

The approval of extension and correction applications is intended to facilitate project completion, improve transparency, protect homebuyers’ interests and ensure effective regulation of the real estate sector.

MahaRERA approvals between April and October 2026

Between April and September 2026, MahaRERA approved applications relating to 6,486 housing projects. During this period, registration numbers were issued to 2,056 projects, while 2,053 extension proposals and 2,377 correction proposals received approval.

Including approvals recorded in October 2026, the total number of approved applications stood at 7,740. These comprised 2,491 newly registered projects, 2,053 projects granted extensions and 2,377 projects approved for corrections.

MahaRERA said it would continue to process applications from developers whose projects meet its legal, technical and financial requirements ahead of Diwali.
