The Maha Mumbai Metro Operation Corporation Limited (MMMOCL) has launched a tender inviting bids for retail and commercial spaces across Metro Lines 2A and 7, as part of its strategy to strengthen Non-Fare Box Revenue (NFBR) streams. The initiative aims to enhance the financial sustainability of Mumbai Metro while maintaining affordable, high-quality services for commuters.
Under the Request for Proposal (RFP), a total of 68,166 sq. ft. of commercial space across 30 stations is being offered, including 472 kiosks and 25 block spaces, with 497 kiosks and blocks currently available for licensing. The license period has been set at five years for kiosks and 15 years for block spaces.
With weekday ridership already exceeding 3.3 lakh passengers, these retail and commercial spaces offer businesses a unique opportunity to engage with a large commuter base directly within the metro network.
Station-wise, available spaces include Aarey with 18 kiosks covering 1,245 sq. ft., Akurli with 20 kiosks covering 1,401 sq. ft., Anand Nagar with 11 kiosks covering 677 sq. ft., Andheri West with 47 kiosks covering 11,682 sq. ft., Bangur Nagar with 14 kiosks covering 2,618 sq. ft., Borivali West with 11 kiosks covering 2,791 sq. ft., Dahanukarwadi with 12 kiosks covering 2,691 sq. ft., Dahisar East with 11 kiosks covering 724 sq. ft., Devipada with 39 kiosks covering 2,995 sq. ft., Dindoshi with 22 kiosks covering 1,476 sq. ft., Eksar with 15 kiosks covering 2,888 sq. ft., Goregaon East with 19 kiosks covering 1,246 sq. ft., Goregaon West with 14 kiosks covering 2,522 sq. ft., Gundavali with 7 kiosks covering 490 sq. ft., Jogeshwari East with 17 kiosks covering 1,072 sq. ft., Kandarpada with 11 kiosks covering 2,477 sq. ft., Kandivali West with 12 kiosks covering 2,107 sq. ft., Kurar with 20 kiosks covering 1,347 sq. ft., Lower Malad with 12 kiosks covering 2,945 sq. ft., Lower Oshiwara with 12 kiosks covering 2,996 sq. ft., Magathane with 17 kiosks covering 1,290 sq. ft., Malad West with 6 kiosks covering 2,300 sq. ft., Mandapeshwar with 11 kiosks covering 2,677 sq. ft., Mogra with 22 kiosks covering 1,452 sq. ft., Oshiwara with 14 kiosks covering 2,943 sq. ft., Ovaripada with 21 kiosks covering 1,427 sq. ft., Poisar with 18 kiosks covering 1,237 sq. ft., Rashtriya Udyan with 20 kiosks covering 1,362 sq. ft., Shimpoli with 12 kiosks covering 2,465 sq. ft., and Valnai with 12 kiosks covering 2,620 sq. ft.
The tender opened on 16 September 2025 at 12:00 hrs and will accept submissions until 29 October 2025 at 16:00 hrs via the portal mahatenders.gov.in.

This ensures the Metro remains world-class and financially robust, while passengers continue to enjoy affordable travel. These NFBR initiatives directly support our vision of creating Metro stations that are vibrant hubs of convenience, commerce, and connectivity,” he added.
Rubal Agrawal, IAS, Managing Director, MMMOCL, added that the initiative unlocks tremendous commercial potential for entrepreneurs while strengthening MMMOCL’s NFBR strategy. “Retailers benefit from direct access to lakhs of daily commuters, and commuters enjoy a richer, more convenient journey.
